There are many tried and true things to do when considering the sale of your Central Florida Property. Determining which of these things will work for your particular property is where I can help. 1) Price – Between 2003 and 2006, Central Florida experienced a real estate market which may have been a once in a lifetime phenomena. Now we are faced with a closer scrutiny by banks to substantiate values. More importantly, potential buyers know that many properties became overvalued and expect a reasonable adjustment. With this in mind PRICE IS THE SECOND MOST IMPORTANT ASPECT WHEN LISTING A PROPERTY FOR SALE!

2) Location – Location is still the most important thing about a property. Since this cannot be changed an experienced Realtor has to make the most of selling the positive aspects of your property’s location.

3) Appearance – Many sales are made (or killed) based on a Buyer’s first impression. Once you have the right price your Realtor will work with you to make sure your property is presentable. In addition, your Realtor will work with you to fix any substantive issues with your property. We have extensive contacts with local reputable contractors and handymen who can fix most anything.

4) Contract conditions – Prior to entertaining offers on your property you should have in mind what you will and will not do to sell your property. What is your bottom line? How much will you spend on fixing items in your house? You can try to negotiate this on your own but you should consider utilizing a Realtor you can trust. There are numerous laws affecting Real Estate transactions in Florida. While not deal killers, some of these laws can affect your bottom line.
